Maintenance Inspections
Most home inspections are completed when a house is bought or sold, but sometimes you may want to know what is going on with your home when it is not for sale. Systems such as your HVAC and roofing are not built to last forever. We offer maintenance inspections to periodically evaluate the different components in your home. This will allow you to keep track of any changes with your home and will help you to repair small issues before they become larger problems.
Radon Testing
Radon is a naturally occurring element which is linked to certain kinds of cancer. It is in the air we breathe but can be found in higher concentrations in closed areas such as your home. The CDC and EPA recommend that all houses be tested as radon induced cancer is thought to cause more home based deaths than poisoning, falls, fires and drowning (cdc.gov). Testing is inexpensive and repairs are generally as simple as adding more ventilation. To find out what the radon levels are in your home, give us a call and set up an appointment. Add a radon test to your home inspection and receive a discount on the test fee.
Pre-Drywall Inspections
Pre-Drywall inspections are for homes still under construction. They are typically completed just after the framing and rough in for the plumbing, electrical, and HVAC are finished but before the insulation and sheet-rock are installed. These inspections are important because they allow items and components to be inspected that are normally hidden once the construction is completed. We work with your home builder to ensure your home is being built according to plan. It is important to let your contractor know you want a pre-drywall inspection early so they can work it into their busy schedule. These inspections should not stand alone, you should always have your home inspected once the construction is finished and prior to closing. See our bundled inspection package or call us for more info.
3 Inspection Bundle
We offer a bundle of 3 inspections for new builds. We will do a pre-drywall inspection, completed construction home inspection, and an 11-month warranty inspection to make sure your home is a good as it can be. Different things can be discovered at the different stages of the building process and some defects may only show up after the home has been lived in for a while. Contact us for more details.
Mold Inspections & Testing
Mold testing and inspections are completed to determine if mold is present at the time of the inspection. We can do this in two ways. One is a complete mold inspection. This is similar to a home inspection in that we fully examine the house for evidence of mold or conditions conducive to mold. We take air samples and can take direct samples of any suspected mold to determine exactly what they may be. The second option is to just take air samples or a point sample of a suspected mold. This method is useful if you have a spot you expect may be mold and just want to know for sure what it is. All samples are sent to a lab for analysis and a report is provided to you once the results are returned. Pricing varies depending on the number of samples taken and what level of mold testing you would like. Please be aware that we are only testing for mold or conditions conducive to mold, we cannot speak to the health implications of mold. Contact us for more details.
